Drug Detection Services – Pre-tenanted Testing
This testing is designed to be carried out prior to a tenant moving into a property and once they cancel, are evicted or end of lease and will provide a base line for any future property inspection testing.
As part of this service we can advise on any additional clauses that should be made to the tenancy agreement. This will fulfil any requirements by the Landlord or Property Manager to fully inform the new tenant that the property will be subject to surface testing for illegal drugs as part of any future property inspection.
During the pre & post tenanted testing our staff will identify areas to be tested, the most appropriate rooms and areas in the property or in the rooms or specific areas selected by the client. This testing is to establish a baseline or provide proof that there is no detectable level of drugs present in the property prior to the new tenant moving in. If in the future the property is inspected and drug residue is discovered it can be attributed to that tenant and not to any previous tenants making the tenancy tribunal process simpler.
If a drug or drugs are detected during the pre & post tenanted testing then it is recommended that further testing be carried out to establish the level of contamination and if specific cleaning should take place which we can assist with.
On completion of the testing the landlord or property manager will be advised of the results immediately and will receive a report outlining the following:
- The areas tested.
- The result of the tests.
- Photographs.
- Any recommendations with respect to having the property cleaned. (we can arrange this)
- The likely cause of the contamination.
